The Roche Difference

The Difference Is in the Detail

A finished home is only part of the story.

What matters just as much is what goes into it – the construction, materials, technology and attention to detail that will continue to matter long after the keys are handed over.

At Roche, that approach is backed by practical construction experience developed across residential, commercial, civil engineering and infrastructure projects.

We Build Every Home Like It’s Our Own.

What Goes Into A Roche Home?

It’s What You Don’t See That Makes the Difference

Once a home is complete, much of what determines its performance is hidden from view.

The structure, insulation, airtightness, ventilation, drainage, roofing, glazing and energy systems all play a part in how a home performs and feels to live in.

Foundations & Structure

The quality of a home starts below ground.

ICF Construction

Insulated Concrete Formwork uses permanent insulating formwork filled with concrete to create a reinforced concrete wall with insulation to both sides.

Insulation & Airtightness

These are fundamental to reducing unwanted heat loss and improving the performance of a modern energy-efficient home.

Ventilation

A well-insulated home also requires controlled ventilation.

Drainage & Flood Precautions

Roche Group’s wider civil engineering experience includes drainage, water management and complex site infrastructure.

Build Technology

Built for Performance

Roche Group has experience with a range of construction technologies, including Insulated Concrete Formwork, timber frame, light steel frame and traditional construction.

Castleform ICF

Solid Construction. Built-In Insulation.

ICF construction uses insulating formwork filled with concrete to create a strong structural wall with insulation forming an integral part of the construction.

The system combines the structural properties of concrete with the thermal properties of insulation.

What Does That Mean for a Homeowner?

Help-to-Buy can be used where applicable, subject to prior approval and eligibility.

Your solicitor will also begin preparing for the legal stages of the purchase.

4. Contracts Issued

Contracts are issued to your solicitor for review.

During this stage, Roche Group will continue to keep you informed as the legal and financial elements of the purchase progress.

5. Sign Contracts

Once your solicitor is satisfied and your finance is in place, contracts are signed.

The balance of the 10% deposit becomes payable at this stage.

Contracts must be signed before any works, selections or customisation can proceed.

6. Personalise Your Home

Once contracts are signed, you can progress any available finishes, options or customisation relevant to your chosen home and its stage of construction.

The Roche team will explain the choices available and any deadlines that apply.

As construction progresses, your new home moves through the key stages towards completion.

Roche Group will keep you updated on progress and any important milestones along the way.

8. Preparing for Completion

As your home nears completion, Roche Group will guide you through the practical steps required before closing.

Your solicitor will also complete the final legal and financial arrangements.

Roche Homeowner Membership

The People Who Helped Build Your Home Can Still Be There When You Need Them.

A Roche home comes with something that goes beyond the building itself – a continuing connection to people who understand how that home was constructed.

Roche Homeowner Membership is intended to give homeowners access to trusted tradespeople and expertise for future projects and improvements.

Where applicable, this may include people who worked on the original development and who already understand the construction of a Roche home.

From electrical or plumbing work to landscaping, decorating or future home improvements, the aim is to give homeowners a trusted place to start when work is needed.

Membership will also provide access to preferential benefits across participating Roche family businesses.

Because our relationship doesn’t end when we hand you the keys.
